Why Hire a Buyer’s Agent? Picture yourself as a buyer, ready to get serious about your home search. You hop on the internet, find a property that is exactly what you want, you call the listing agent only to find that the property went under contract a week or two ago. Your buyer’s agent has access to listings on the MLS that are updated instantly so in most cases you won’t get excited about a property that fits your needs only to find that it is no longer available. (This can occasionally happen in a fast-moving market such as this.) Your agent can set up a personal website for you through the MLS which will notify you when new properties that match your search criteria become available.
Time is money,right?
Do you want to waste valuable time sifting through hundreds of listings that don’t meet your criteria? That’s what we are here for; narrowing the criteria down to just what you want in a property and showing you the best of the best. Do you want to drive around town and call every agent whose information you see on a sign or would you like to form a relationship with one agent who will serve your best interest by showing you just what you want to see? She/he will arrange your inspections for you, schedule your settlement (closing) date, and help you to form a relationship with a lender if need be, and most importantly, NEGOTIATE ON YOUR BEHALF! Many first time home buyers are under the impression that they can save money by working with the listing agent. NOT TRUE! The listing agent works for the seller! This includes new construction where again, your interests would be best served by working with a buyer’s agent since the agent working at a model home represents the builder. Do you have a property that you need to sell? In most cases, your buyer’s agent can also list and market your property for you.
